The Swiss Life REF (CH) ESG Swiss Properties real estate fund invests in residential properties in Swiss cities and their suburbs as well as in centrally located commercial premises. At the half-year mark on 31 March 2023, the fund had 161 properties with a market value of around CHF 2562 million. In the first half-year period of 2022/2023, Swiss Life REF (CH) ESG Swiss Properties generated net income of CHF 20.26 million or CHF 1.25 per unit. In addition, the sale of a residential portfolio with five smaller apartment buildings realised a capital gain of CHF 3.81 million. The rent default rate was reduced again and stood at a low 1.76% as at 31 March 2023 (31 March 2022: 2.97%). At the end of the half-year as at 31 March 2023, the net asset value was CHF 114.34 (31 March 2022: CHF 112.01). This corresponds to a 2.1% rise compared with the previous year. On 15 December 2022, the fund acquired a high-quality real estate portfolio from Swiss Life Ltd. The 15 properties, with a market value of around CHF 242 million, further increased the diversification and stability of the portfolio and offer rental income potential over the long term. Since its launch in November 2015, Swiss Life REF (CH) ESG Swiss Properties has posted an annualised performance (price trend and distributions) of 6.04%, which is 2.01% higher than the reference index (SXI Real Estate Funds TR Index: 4.03%).
