Frankfurt am Main, 5 June 2023. DIC Asset AG (“DIC”), ISIN: DE000A1X3XX4, one of Germany’s leading listed property companies, announced that its “Circumflex” logistics centre in the Dutch town of Almelo, one of the country’s logistics hubs, was completed on schedule. Possession, benefits and burdens were already transferred to DIC on 25 April 2023. The property is defined by the green building criteria that were factored into the development of this state-of-the-art logistics centre. Its circular type of construction within the framework of a recycling concept makes it one-of-a-kind in Europe.

It puts us right on track for our plan to tap further investment opportunities in the interest of our stakeholders, and to demonstrate the creativity, speed and quality of our dynamic performance not just in Germany but also in nearby European countries,” said Sonja Wärntges, CEO of DIC Asset AG.


Focus on Sustainability

The construction of the circular logistics property used exclusively sustainably sourced materials that may be re-used for other projects. The building’s floor plan was given a flexible design that can be adjusted to the requirements of a given occupier. Lighting throughout the property uses energy conserving LED systems. The property grounds were prepared for the installation of EV charging stations. About 40,000 sqm of roof surface are earmarked for the installation of solar modules. The BREEAM pre-assessment has already resulted in a “Very Good” rating for the building.

The new logistics centre is located on a plot of about 70,000 sqm at the XL Business Park in Twente. The site straddles the Dutch-German border and benefits from multi-modal transport links. Located in the immediate vicinity are the largest inland waterway terminal of the Netherlands and the A1 and A35 motorways. The floor area of 45,516 sqm is let long-term to the Beckmann Group, an internationally operating logistics service provider in the fashion and lifestyle e-commerce segment.

DIC’s acquisition of three logistics properties in the Netherlands, including the logistics centre in Almelo, kicked off the company’s international commitment in March 2022. The properties were acquired for the “RLI-GEG Logistics & Light Industrial III” institutional logistics fund that was launched in 2021. The investment fund is fully invested in classic “core/core+” type logistics properties as well as light industrial and urban logistics properties in Germany and the Netherlands.
