Zurich, 13 August 2021 - The Swiss real estate company Ina Invest reported positive results for the first half of 2021, which again exceeded expectations with EBIT of CHF 3.1 million and a net profit of CHF 2.9 million. Ina Invest has therefore built on its success last year and has again reported a profit from the revaluation of investment property of CHF 3.8 million. The value of the real estate portfolio has increased by CHF 19 million in total and now stands at CHF 385 million.
Exceeded acquisition target, successful sales and ongoing projects on track In the first half, Ina Invest acquired and registered an additional property with a current market value of over CHF 60 million, annual rental income of CHF 2 million and development potential. As a result, Ina Invest has already exceeded its acquisition target for 2021. Title will be transferred in the second half of the year, the purchase has therefore not yet been recognised in the income statement for the first half.
The real estate projects currently underway, Tender and Elefant in Winterthur as well as Baselink in Allschwil, are on schedule. Marketing of the Tender complex in the Lokstadt area, which started with the first sales in 2020 has developed extremely successfully with further sales and reservations. Meanwhile, 31 out of 39 apartments have already been sold or reserved, which corresponds to 80% of the market value of the project. Completion is scheduled for the second quarter of 2023.
The projects under development are also progressing as planned. The first stage of the urban competition for the site development on the Unterfeld in Baar, in which Ina Invest is involved with an innovative commercial building and a sustainable residential complex (stage 2), has been completed. The jury has also made its decision for the 'Tivoli' project in Neuchâtel, with winning designs from Localarchitecture from Lausanne (construction site 2) and Lopez & Périnet-Marquet Architects from Geneva (construction site 4). A vibrant urban neighbourhood for young and old will be created on the former industrial site, featuring apartments, spaces to work and areas for restaurants, bars and culture. Both in real estate development and execution, Ina Invest has retained its lean operating structure so that it can act rapidly and agilely. Close partnerships such as the collaboration with Implenia are another factor in the company's success.
Ambitious plans for growth In addition to developing its existing portfolio, Ina Invest is pursuing its ambitious plans for growth and although it has already achieved its target for acquisitions for 2021, it will be examining attractive, value-generating opportunities for acquisitions in the next half-year.
