According to an indicative draft assessment and based on current knowledge, the market value of the real estate portfolio (like-for-like) is expected to decrease by 4.5% to 5.5% compared to the latest value determined (30 June 2023). The currently expected decline in the value of the real estate portfolio is focused on a negative value development of the office portfolio. The result of the analysis of the indicative draft assessment leads to an adjustment in the full year guidance relating to the Net Asset Value (NAV) per share. The company has so far assumed a decrease in the NAV per share compared to year-end 2022 of 7.0% to 12.0%. The company now expects that the NAV per share as of 31 December 2023 will be in a range between 15.0% and 17.0% below the level of the previous year (31 December 2022: EUR 11.86). The property valuation by the external appraiser is still in the process of being carried out and the final annual results for the 2023 financial year, which will also influence the NAV per share, are not yet available at this point in time. The final development of the NAV per share for the 2023 financial year may therefore deviate from the aforementioned forecast.
