Nürnberg/Fürth (Germany), 27.01.2025 – A former office building in the German city centre of Nuremberg is being converted into residential space this year by project developer P&P Group. By the end of the year, 112 units will be built at Steinbühler Strasse 4-6, including 80 flats of around 21 to 28 square metres and 32 flats with two to four rooms and 40 to 115 square metres. A total living space of over 4,000 square metres will be built in the Bavarian city. Thanks to its previous use, the property also has an underground car park with a total of 37 parking spaces, which is a very special quality feature in this location. From February, both investors and owner-occupiers will be able to purchase units. The first residents are expected to move in at the end of 2025. ‘Converting previously commercially used space into sensible residential floor plans is always a major structural challenge,’ explains Christoph Langfritz, CIO of the P&P Group: ‘Our many years of expertise and know-how in project development and construction enable us to realise even more complex projects.’ In addition to preserving the fabric of the building, great importance is attached to realising contemporary floor plans. This focus is further emphasised in Steinbühler Strasse by the achievement of the energy efficiency standard (KfW 55) and the associated sustainability. This structural quality enables investors to take advantage of subsidies. ‘The Steinbühler Straße location is ideal for such a conversion from offices to residential,’ emphasises Langfritz: ‘In the centre of Nuremberg, not far from the pedestrian zone, this is an excellent location for living in Nuremberg.’ The transport links are also ideal. The Plärrer underground station is practically on the doorstep. The main railway station is only a few minutes away. Shopping facilities, high-quality restaurants, medical care and a wide range of cultural and leisure activities are all within walking distance. The P&P Group has already successfully implemented such conversions into other types of use in several other projects, including the FLAiR experience centre in Fürth. There, around 3,000 square metres of space originally intended for offices is being converted into 60 serviced flats - also a form of accommodation. The offer for travellers will be opened by the operator Stayery in autumn 2025. ‘Both the project in Nuremberg and in Fürth are examples of how inner-city office space can be given a new lease of life by converting it into suitable, sensible forms of living,’ explains Langfritz.
