Mobimo strengthens its investment portfolio with acquisition in the city and canton of Zurich
Lucerne, 8 August 2025 – Mobimo is strengthening its investment portfolio in the residential sector by acquiring five existing properties and three properties under construction in the city and canton of Zurich. The properties are in pristine condition and boast prime locations, making them an exciting addition to Mobimo’s investment portfolio. On 7 August 2025, Mobimo signed a purchase agreement to acquire all shares in EMWE Holding LTD. EMWE Holding LTD is the parent company of EMWE Immobilien AG, which owns five residential properties in Uster, Wädenswil and Zurich. The company also owns two properties under construction in Zurich and one in Kloten, which are scheduled to be completed by the end of 2027. The parties determined the value of the assets (mainly the properties) at around CHF 185 million, and the liabilities (mainly mortgages) at around CHF 77 million. In line with a quasi-merger, 51% of the purchase price will be paid in Mobimo Holding AG shares and 49% in cash. New shares in Mobimo Holding AG will be created for the equity component from the approved capital band, excluding the subscription rights of existing shareholders. The sellers have committed to a five-year lock-up period for the shares received. For the cash component, Mobimo will raise additional debt capital through existing credit lines or the capital market. The transaction is scheduled to be completed by the end of August 2025. The five existing properties in Uster (two properties), Wädenswil and the city of Zurich (two properties) have a fair value of around CHF 110 million and are almost fully let with an annual target rental income of around CHF 3 million. The three properties under construction in Kloten and the city of Zurich (two properties) are scheduled for completion by the end of 2027 with construction costs of around CHF 45 million. On completion, the three properties will generate annual target rental income of CHF 3.5 million and have a market value of around CHF 120 million at today’s prices. “I am delighted to have added EMWE’s properties to our investment portfolio. The new properties will enable us to expand our residential portfolio in the Zurich region, further optimise our existing portfolio in terms of property and location quality, and improve the sustainability aspect of our portfolio,” commented CEO Daniel Ducrey. “The acquisition will also enable us to sustainably further increase our rental income, which is one of our strategic priorities.” Because the issue price of the new shares was above the NAV as at 30 June 2025, the portfolio value for existing shareholders will not be diluted and will lead to an increase in earnings per share once all projects are completed. Despite the slightly negative impact that the acquisition had on the equity ratio (decrease of approx. 80 basis points on pro forma basis as at 30 June 2025) and the EPRA LTV (increase of approx. 85 basis points on pro forma basis as at 30 June 2025), Mobimo will continue to have a very solid financial situation.
