The townhouse ensemble is located in the up-and-coming district of Treptow-Köpenick, which attracts many newcomers with its flair and unique nature. Köpenick has the highest proportion of forest and water of all Berlin districts. The largest district in Berlin in terms of area stretches from Treptower Park to the eastern edge of the city. The old town of Köpenick is almost entirely surrounded by water: The Spree, Dahme and Müggelspree rivers meet here. The plan is to develop a sustainable urban villa quarter on the site by the end of 2025/2026, in one construction phase, which embodies plural aesthetics and brings the modular townhouse typology into attractive architectural forms. Innovative and modular townhouse villas are to be built on the approximately 2,042 m² site. The project planning and the arrangement of the planned building structures on the plot will make optimal use of it, resulting in above-average space efficiency. "The neighborhood project will be built on a fully modular basis and is an ideal example of our successful strategic diversification of modular project developments. With our in-house platform technology, we are developing an exquisite residential quarter for future residents with a high quality of life in a preferred environment. The townhouse typology contributes to the creation of housing for all, highlighting the beauty, sustainability and quality of life of our cities in post-densification," says Frank Talmon l'Armée, CEO of SEMODU AG. "The townhouse typology, a subcategory between owner-occupied and multi-story housing, can provide answers to the housing question and, as a result, is more than a mere housing or building form. It embodies a decisive building block for a new metropolitan living environment in the 21st century," continues Jochen Dorner (CGO SEMODU AG).
